Signing a buyer agreement is a great way to make sure the agent is reallly working for you. The best agents will make it easy for you to get out of it if you are not happy with them. In fact, what consumers seldom realize is that good agents effectively fire consumers all the time. The buyer agreement is a good way to retain a true professional. At least it works that way here in New York City, where almost no agents are evening willing to offer such an agreement.

hey my name is jose and i’m looking at a house that i like alot but it needs alot of work needs a new roof and windows the house is 1,008 sq-ft it has 2 bedroom, dayroom ,livingroom ,& kitt, 1/2 basement not done ,10 windows and also a one car garage that also need some work the house seem very cold .and the house is on a 19 acre lot that come with the house the owner is asking 150,000 what should i do? ,this house was sold in 2002 for 79,000 house was built 1952 ….could use some avice..JOSE…

We are right in the thick of this same situation. We had our inspection and it revealed that the a/c is busted and the electrical is messed up and there is a leak in one of the bathrooms. Our agent submitted a request for them to fix the a/c and the breaker box but they are taking a long time to respond. I don’t know if that is a good sign or not. Thanks for this post.

If you are looking to buy with other people as Tenants In Common, you would specify that in your purchase contract and make sure that the recorded title reflects the TIC interests that you have defined amongst yourselves.

The bottom line is that both agents (buyer’s and seller’s) both benefit from selling the home at the highest price possible. How does this prevent collusion? Because of their “code of ethics”? I just signed one before doing my homework and I already regret it its been 2 days. I received a text message late at night telling me we can’t go see any homes tomorrow because my agent is busy. I’ve been waiting for his response for a few days. A TEXT MESSAGE? really? I will never again sign a BA. I’ve been doing all the work, and he’s going to split commision for having a pin number and name tag? Come on now

I’ve seen leasebacks for a few days on Seattle homes I’ve closed but nothing to the extent of a week or beyond. I could imagine if structured properly, then it could be done.

Wow. That is amazing that people will come up with such outrageous ways to cheat people out of money. I haven’t run into that with any Seattle homes, but I know that one way I identify false emails/ads/etc is to look at the grammar. Many times it won’t make sense in regular speaking English, that is always a warning sign.
